Our guide to guest's safety and expections for guests enjoyment of Curated Properties lodging. Please review the following House

HILLTOP OASIS HOUSE RULES

  1. Guest Requirements: Guests must be 25+ with verified Government Issued ID and photo.
  2. Guests: ALL guests names, including children and infants to be added to the Point of Contact form and Rental Conditions Agreement. (Child behind parent’s name if needed)
  3. Dogs: Include dogs in booking creation where noted on website. Please review Rule #13 for Dog Stay Requirements prior to booking!
  4. Rental Conditions Agreement & Security Deposit Hold: All guests must sign the Rental Conditions Agreement (RC) and provide a credit card for security deposit hold via Strip at the time of booking. A $1,250 security deposit hold processes 5 days before arrival and may reauthorize during guest stay. This is a hold, not a charge, released if no damages occur.
  5. Non-local Guests Only: If you're a local interested in booking a stay, please email host with your needs.
  6. Quiet Hours: Outside - 10 pm to 8 am. Inside - 11 pm to 7 am. We love our neighbors!
  7. Stair Access: Hilltop Oasis main floor entry is up one stair riser at the front porch. To access the lower floor and pond level, stairs are required (inside and out). Please ensure all guests can navigate the stairs - if required to accommodate their stay - prior to booking.
  8. Child Safety: Please note while children may stay, this is not a 'child safe 'property. There is a large koi pond beside the unit, steep stairs, tall walls, and steep hillsides. There are decks and interior stairs and catwalks with open railings. And, no interior child safety protocols (ex. cabinet locks, safety gates, cleaning chemicals are in reach, etc.) are in place. Therefore, children under 16 years old must be accompanied by a parent or responsible adult at all times near the pond, high walls, on raised decks, and interior catwalk. Children under 18 cannot be left alone in or at Hilltop Oasis without adult supervision.
  9. Security Cameras: Four cameras monitor the property 24/7/365. They are at the main house door, in the shared garage, at the pond level entry, and on the roof monitoring the pond. Tampering with cameras will result in immediate eviction without refund and possible additional fees.
  10. Parking: Five cars allowed per reservation: 2 medium cars in the driveway - one in front of the right garage door, one parked along the left side 'hedge', nosed up to the garden. Additional 3 vehicles park may uphill of the mailbox on the street
  11. Occupancy: Maximum occupancy of lodging is as follows. Two daytime visitors allowed, no overnight visitors beyond reserved guests. Eight (8) guests in five (5) beds, plus children under two. Bed locations are as follows:
      a  Main floor: Primary en-suite, King size bed
             b.  Lower Floor: (4) beds (two Queens)
  12. Garden, Grass, and Wall Restrictions: Please no humans or dogs in gardens or on walls. Vehicles only on concrete areas, not on grass.
  13. DOGS AND DOG-STAY POLICY: Two (2) well-behaved, medium-sized (40# and under) quiet dogs are welcomed with payment of the additional $35 per dog, per night dog stay fee, collected as part of the initial reservation. (IF a dog is added after initial booking, contact Curated for collection of payment prior to arrival). Guest agrees to abide by the Prohibited Dog Breeds, Dog-Stay Policy herein and agrees to additional cleaning fees charged if Policy is not followed:
    >> Prohibited Dog Breeds: We are unable to accommodate the following dog breeds and they will be removed from the premise immediately if on site: Akita, Chow, Pit Bull (aka Staffordshire Terrier), Presa Canario, Rottweiler, Sharpei, and Wolf Hybrids.
    >> Failure to disclose a dog(s): Failure to disclose a dog(s) and payment of fee(s) prior to arrival– and then arriving with a dog(s) will result in an additional $250 per dog charge on top of the per night Dog-Stay Fee that would have been collected initially. These additional charges will apply if the undisclosed dogs do not exceed the Maximum Dogs Allowed. Alternatively, Guest(s) and excess dogs may be asked to leave the premise entirely without a reservation refund.
    A.Leashing: Dog must always be leashed and under owners’ control outside the house at all  times. Dog(s) must be kept out of               gardens and the pond. Wildlife freely walks through the property 24/7/365, including skunks.

          B.   Poop: For each poop walk dog owners must bag poop and dispose of in driveway garbage tote or lower deck poop can. Guest                     must immediately rinse any poop residue on decks, concrete or stone areas fully off the surface. (Bags are provided)

    C.During Stay Dog Care: Foot wiping/drying towels are provided at main floor and lower deck entry for thoroughly wiping dog's feet        to keep wet, soiled feet, and red clay from staining area rugs and carpet and excessively soiling floors. Additional foot-wiping towels      are stored in each walk-in closet. A floor vacuum and ‘Swiffer’ are in the entry coat closet, and a Dustbuster’ is in the Sunroom              beside the dresser for pet hair and dirt cleanup during Guest stay.

         D.    Beds/Bedding and Furnishings: Dogs must be kept on the floor and off of beds, throw blankets, and furnishings. These items                     are exclusively for our human guest’s enjoyment. Dog hair works into the fabrics, and feet and mouths create staining, which                         take a great deal of additional cleaning time to remove.

         E.    Kenneling: When dog parents are away from premises, dog(s) Must Always be contained in a dog owner-provided kennel - not                     in a closed room - for its safety and happiness. Dog owners are responsible for all damages to premises.

         F.    Dog(s) Declaration: If dog(s) was not declared at the time of reservation and signing the RC and Guest brings a dog(s), the fees                  outlined above will be collected.

         G.   Pet-Related Excess Cleaning Fee: An additional cleaning fee - Starting at $200 - will be charged for poop left in yard, fur on                        furnishings/bedding/blankets/human towels, urine spots, clay staining, etc.

      14. Smoking: No smoking/vaping/marijuana inside. Please smoke outside, away to be well away from all windows/doors, including                     neighbors. A minimum $375 fee will be applied for indoor smoking. Additional charges will apply for damages and/or daily loss                 of rental use.

        15. Cleaning Fees: Additional fees will be applied for excess soiling, in or outdoor garbage, or unwashed dishes, glassware, etc.                        including returning used dishes to clean storage.

        16. Parties/Events: Parties and events are not allowed. Inquire with host about ‘small gatherings’ via message or phone call prior to                  reserving.

        17. Deck Safety: Use handrails on all deck stairs. Be cautious on the grass hillside, it can be slippery.

        18. Feeding Fish (in warm months): Please Only feed fish at morning/evening mealtimes with host provided food! No, you may not feed          your honey to the fish! In late-Fall and Winter, the fish hibernate, feeding will be unavailable or infrequent.

        19. Photo Shoots: Available for commercial shoots under a separate reservation with additional insurance. For more information, please         send message host.

        20. Travel Insurance & Personal Insurance: Please consider travel insurance for unexpected events beyond your/our control such as:            Weather, illness, flight delays, service interruptions (utility failures or internet outages), etc. We do not offer refunds or rescheduling.                             Please ensure guest's Home Owners or Rental Insurance covers guest's property against loss, theft, or damage

       21.  Equipment Challenges: Please report equipment or other challenges immediately during your stay so we may address them and                you can enjoy your stay! No Refunds are made for after check-out reporting.

       22. Off-Site Sounds: Neighboring properties or off-site construction noise may occur (rarely). Cancellations and refunds will not be made.

       23. Long-Stay Cleanings: Longer stays (14+ days) are welcomed. Required cleanings, for a $289 fee, will occur at 14 days and every              additional 14-day period (ex. 60-day stay = 3 additional cleanings and charges) to ensure guests continue to have a 5* stay with                  clean linens and towels, and a clean house. The cleaning works around personal belongings

              Note: The cleaning fee paid at booking will be applied to the final check-out clean.

        24. OPTIONAL ADD-ONS: We offer Add-Ons to your stay with Host Approval. Please Send Inquiry! Early check-in/late checkout will be            dependent on Availability):

             -  'Early Check-In at 1 pm' - Fee Varies, please inquire!
             -  'Early Check-In at 2 pm' -  Fee Varies, please inquire!
             -  'Late Checkout at Noon' -  Fee Varies, please inquire!
             -  'Late, Late Checkout' - Fee Varies, please inquire!
             -  'Half Day Early Check-in' - Fee Varies, please inquire!
             -  Additional Cleanings prior to 14 day required cleaning: $289 fee
             -  Special item coordination is available. Fees will vary based on service, item, availability, and speed to delivery.

            Ideas: Charcuterie tray, wine/chilled champagne and glasses, fresh flowers, on-site massage therapist, birthday/anniversary,                                 welcome decorations in unit. Please inquire with host!

            NOTE: Optional Add-Ons will be charged to the credit card on file through our website.
