The Nest House Rules

Our guide to guest's safety and expections for guests enjoyment of Curated Properties lodging:

THE NEST HOUSE RULES   

  1. Guest Requirements: Guests must be 25+ with verified Government Issued ID and photo.
  2. Guests: ALL guests names, including children and infants to be added to the Point of Contact form and Rental Conditions Agreement. (Child behind parent’s name if needed)
  3. Dogs: This is a no-animal listing. Penalties for bringing an animal into premise start at $375 + damages + additional cleaning charges.
  4. Rental Conditions Agreement & Security Deposit Hold: All guests must sign the Rental Conditions Agreement (RC) and provide a credit card for security deposit hold via Strip at the time of booking.
    The $750 security deposit hold processes 5 days before arrival and may reauthorize during guest stay. This is a hold, not a charge, released if no damages occur.
  5. Non-local Guests Only: If you're a local interested in booking a stay, please email host with your needs.
  6. Quiet Hours: Outside - 10 pm to 8 am. Inside - 11 pm to 7 am. We love our neighbors!
  7. Unit Access: The Nest is only accessible via stairs. Please confirm all guests can navigate the stairs when making the reservation!
  8. Children: The Nest welcomes children. However, please note that the property is not child-safe. There are unlocked cabinets, no safety gates, sharp corners on tables, and cleaning chemicals within reach. Parents are responsible for taking the necessary precautions to ensure their child's safety. All children under 16 years old must be accompanied by a parent or responsible adult at all times when outside The Nest.
  9. Parking: Each reservation allows for two cars: one medium-sized car in the driveway in front of right-hand garage door, and one car on the street in front of the house, uphill from the black mailbox. Please leave exit/entry clearance in the driveway for the host and other nightly rental guests.
  10. Maximum Guests:  The maximum number of reserved and listed guest occupants is four (4) in the two beds (plus children under 2). Two daytime visitors are allowed, no overnight visitors beyond the listed and reserved guests.
  11. Security Cameras: Two cameras monitor the property: at the main house door and in the shared garage.Tampering with cameras will result in immediate eviction without refund and possible additional fees. 
  12. Gardens and Grass: To ensure everyone's safety, please refrain from having people in the gardens, or on top of walls. Bicycles, motorized vehicles, etc. are not allowed on non-concrete areas.
  13. Smoking: No smoking/vaping/marijuana, etc., is allowed inside the property. Outside smoking to be Far Away from All building Windows and Doors. A $375 Smoke Mitigation fee will be charged for indoor smoking. Additional loss of rental may be charged for inability to re-rent unit due to smoke mitigation.
  14. Excess Cleaning: Cleaning 'beyond-normal' soiling, interior or exterior excess garbage, untreated spills/stains, or other non-normal cleaning events will incur an additional cleaning fee and management on top of  the normal fee.
  15. Parties: Parties, events, and gatherings of non-reserved guests are not permitted.
  16. Commercial Photography: The Nest is available for commercial photo shoots under a separate reservation process. For more information, please send us a message!
  17. Travel Insurance & Personal Insurance: Please consider travel insurance for unexpected events beyond your/our control such as: Weather, illness, flight delays, service interruptions (utility failures or internet outages), etc. We do not offer refunds or rescheduling. Please ensure guest's Home Owners or Rental Insurance covers guest's property against loss, theft, or damage.
  18. Equipment Challenges: Please report equipment or other challenges immediately during your stay so we may address them and you can enjoy your stay! No Refunds are made for after check-out reporting.
  19. Off-Site Sounds: Neighboring properties or off-site construction noise may occur (rarely). Cancellations and refunds will not be made.
  20. Long-Stay Cleanings: Longer stays (14+ days) are welcomed. Required cleanings, for a $129 fee, will occur at 14 days and every      additional 14-day period (ex. 60-day stay = 3 additional cleanings and charges) to ensure guests continue to have a 5* stay with          clean linens and towels, and a clean house. The cleaning works around personal belongings.

          Note: The cleaning fee paid at booking will be applied to the final check-out clean.

    20. Optional Ad-Ons: We offer Add-Ons to your stay with Host Approval. Please Send Inquiry! Early check-in/late checkout will be                    dependent on Availability):

             -  'Early Check-In at 1 pm' - Fee Varies, please inquire!
             -  'Early Check-In at 2 pm' -  Fee Varies, please inquire!
             -  'Late Checkout at Noon' -  Fee Varies, please inquire!
             -  'Late, Late Checkout' - Fee Varies, please inquire!
             -  'Half Day Early Check-in' - Fee Varies, please inquire!
             -  Additional Cleanings prior to 14 day required cleaning: $289 fee
             -  Special item coordination is available. Fees will vary based on service, item, availability, and speed to delivery.

            Ideas: Charcuterie tray, wine/chilled champagne and glasses, fresh flowers, on-site massage therapist, birthday/anniversary,                                 welcome decorations in unit. Please inquire with host!

            NOTE: Optional Add-Ons will be charged to the credit card on file through our website.
