Our guide to guest's safety and expections for guests enjoyment of Curated Properties lodging:

THE OASIS HOUSE RULES

  1. Guest Requirements: Booking guest must be 25+ with verified government-issued ID and photo, and present throughout the stay. Third-party bookings are not allowed.
  2. Guest Information: Reserving guest must provide complete contact information (current city, state, and email) and a phone number for digital lock use.
  3. Guests: ALL guests' names, including children and infants, go on the Point of Contact form and Rental Conditions Agreement (child behind parent's name if needed).
  4. Dogs: Include dogs in booking creation where noted on the website, and review Rule #14 (Dog-Stay Requirements) prior to booking!
  5. Rental Conditions Agreement & Security Deposit Hold: All guests must sign the Rental Conditions Agreement (RC) and provide a credit card for the security deposit hold via Stripe at booking. A $950 hold processes 5 days before arrival and may reauthorize during the stay. It is a hold, not a charge, released if no damages occur.
  6. Non-local Guests Only: Locals interested in booking a stay, please email the host with your needs.
  7. Quiet Hours: Outside - 10 pm to 8 am. Inside - 11 pm to 7 am. We love our neighbors!
  8. Stair Access: Unit access is by outdoor stone stairs only. Please ensure all guests can navigate the stairs prior to booking!
  9. Child Safety: The Oasis Abingdon welcomes children, but the property is not child-safe: large koi pond near the entry, steep stairs, high walls without railings, unlocked cabinets, no safety gates, sharp corners on tables, uncovered outlets, and cleaning chemicals within reach. Parents must take all necessary precautions for their child's safety. Children under 16 must be accompanied by a parent or responsible adult at all times, especially near the pond, and cannot be unaccompanied on the property.
  10. Security Cameras: Three (3) cameras record audio and video: at the main house door, at The Oasis entry, and monitoring the pond/walls. Tampering with cameras will result in immediate eviction without refund and possible additional fees.
  11. Parking: Three cars per reservation: one medium car in the driveway (left side by hedge) and two cars/trucks on the street. Limit street parking to the house's parking uphill of the mailbox, and leave the driveway clear for other guests.
  12. Occupancy: Maximum occupancy: six (6) guests in four (4) beds, plus children under 2. Two daytime visitors allowed, no overnight visitors beyond reserved guests.
  13. Garden and Wall Restrictions: No people or pets in gardens or on walls. No vehicles on non-concrete areas.
  14. DOGS AND DOG-STAY POLICY: One (1) well-behaved, quiet dog under 40 lbs is welcome with the $35 per night pet fee, collected with the initial reservation. (If a dog is added after booking, contact Curated to pay before arrival.) Guests agree to the Prohibited Dog Breeds and Dog-Stay Policy below, and to additional cleaning fees if it is not followed:
    • Prohibited Dog Breeds: Not accommodated, and removed from the premises immediately if on site: Akita, Chow, Pit Bull (aka Staffordshire Terrier), Presa Canario, Rottweiler, Shar-Pei, and Wolf Hybrids.
    • Failure to disclose a dog: Arriving with a dog not disclosed and paid for before arrival adds a $250 charge on top of the per night pet fee. Guests may instead be asked to leave without a reservation refund.
    1. Leashing: Keep the dog leashed and under your control outside the house at all times, and out of the gardens and pond. Wildlife, including skunks, freely walks through the property 24/7/365.
    2. Poop: Bag poop on each walk and dispose of it in the driveway garbage tote or lower deck poop can (bags provided). Immediately rinse any residue off decks, concrete, and stone areas.
    3. During Stay Dog Care: Foot-wiping/drying towels are in a basket under the entry table, to keep wet feet and red clay off rugs, carpet, and floors. Please place used outdoor and dog towels in the hamper in the Pondview closet.
    4. Beds/Bedding and Furnishings: Keep the dog on the floor, off beds, throw blankets, and furnishings, which are for human guests. Hair works into fabrics and feet and mouths stain them, which takes a great deal of additional cleaning time to remove.
    5. Kenneling: When you are away, contain the dog in an owner-provided kennel, not a closed room, for its safety and happiness. Dog owners are responsible for all damages.
    6. Dog Declaration: If a dog was not declared at reservation and signing the RC, the fees above will be collected.
    7. Pet-Related Excess Cleaning Fee: Starting at $200 for poop left in the yard, fur on furnishings/bedding/blankets/human towels, urine spots, clay staining, etc.
  15. No Smoking: No smoking/vaping/marijuana inside; smoke outside, well away from all windows/doors, including neighbors'. $375 fee for indoor smoking, plus charges for damage or loss of use.
  16. Cleaning Fees: Additional fees apply for excess soiling, indoor or outdoor garbage, or unwashed dishes, glassware, etc., including returning used dishes to clean storage.
  17. No Parties/Events: Not allowed. Inquire about 'small gatherings' via inquiry message to the host.
  18. Deck Safety: Hold the handrails on deck stairs to reach the lower yard. Be cautious on the grass hillside; it can be slippery.
  19. Feeding Fish (in warm months): Only feed fish at morning/evening mealtimes with host-provided food! No, you may not feed your honey to the fish! In late fall and winter the fish hibernate, so feeding is unavailable or infrequent.
  20. Photo Shoots: Commercial shoots are available under a separate reservation with additional insurance. For more information, message the host.
  21. Travel Insurance & Personal Insurance: Please consider travel insurance for events beyond your/our control (weather, illness, flight delays, utility or internet outages, etc.), and ensure your homeowners or rental insurance covers your property against loss, theft, or damage. We do not offer refunds or rescheduling.
  22. Equipment Challenges: Please report equipment or other challenges immediately during your stay so we can address them and you can enjoy your stay! No refunds for reporting after check-out.
  23. Off-Site Sounds: Neighboring properties or off-site construction noise may occur (rarely). No cancellations or refunds.
  24. Long-Stay Cleanings: Stays of 14+ days are welcomed. A required cleaning ($172) occurs at 14 days and every additional 14-day period (ex. 60-day stay = 3 additional cleanings and charges) to keep linens, towels, and the house clean for a 5-star stay. The cleaning works around personal belongings.

    Note: The cleaning fee paid at booking is applied to the final check-out clean.

  25. OPTIONAL ADD-ONS: Add-ons are available with host approval; please send an inquiry. Early check-in/late checkout depend on availability.
    • Early Check-In at 1 pm, Early Check-In at 2 pm, Late Checkout at Noon, Late, Late Checkout, or Half Day Early Check-in: fee varies, please inquire!
    • Additional cleanings before the 14-day required cleaning: $172 fee
    • Special item coordination: fees vary by service, item, availability, and speed of delivery.

    Ideas: Charcuterie tray, wine/chilled champagne and glasses, fresh flowers, on-site massage therapist, birthday/anniversary, welcome decorations in unit. Please inquire with the host!
